Scheduling is typically available within a few days, and we do our best to accommodate time-sensitive transactions. Call or text Mike directly at (502) 901-8427 when a closing timeline is tight.

When will the inspection report be delivered?

The digital report is typically delivered within 24 hours of the inspection. It includes photos, clear explanations, and organized findings so your client can review it quickly.

Can a Realtor schedule an inspection for a client?

Yes. Either the Realtor or the buyer can request an inspection using the Reliable Inspections booking link. We then confirm the property information, requested services, appointment time, and access instructions.

Can the buyer attend the inspection?

Absolutely. Clients are welcome to attend and ask questions. Mike walks through the findings in plain language so buyers understand the property without unnecessary alarm.

Does the Realtor need to stay during the inspection?

No. You are welcome to attend, but it is not required. We handle access, communicate directly with your client, and keep you informed throughout.

Can multiple inspection services be completed during one appointment?

Yes. Add-on services such as radon, mold, sewer scope, thermal imaging, and water testing can usually be completed during the same visit, which keeps the transaction moving.

Does Reliable Inspections offer reinspections after repairs?

Yes. We offer re-inspections to verify that agreed-upon repairs were completed, with documentation you and your client can rely on.
